Austin Multifamily Market

Austin is the 4th most populous city in Texas and is now the 11th largest in the U.S. as a result of a sustained rapid economic expansion.^[1] The metro’s inflation-adjusted economic output had expanded by 4.3% year-over-year by the end of Q4 2022, and the unemployment rate was 2.8%, compared to the national rate of 3.4%.^[2] Austin has a diversified economy comprised of large technology and service sectors with employers such as Apple, Amazon, Dell, Samsung and Tesla, to name just a few.^[3]

Austin’s rental market benefited from the area’s broad economic expansion, with effective asking rents up 4.4% year-over-year and occupancy at 94.1% at the end of 4Q 2022.4 The robust job growth has attracted the attention of developers though, and there is a substantial amount of new supply on the way. At the end of 4Q 2022 there were almost 42,000 new units under construction, and 25,618 units are expected to be delivered over the next year.^[4]

Despite the high volume of new apartment supply on the way, the market is expected to continue to perform well in 2023. RealPage forecasts effective asking rents to increase an additional 2.8% in 2023, with occupancy maintaining at 94.3%.^[5] Because of the strong job market and housing fundamentals, CWS believes the Austin multifamily market should remain very attractive in the long term.
